Inspection Requests from the Seller's POV

You're a seller and you've got a contract where somebody asks for a home inspection. The way our contracts are constructed, the seller is not obligated to do anything. The buyer is on their own recognizance to be reasonable and fair. So when these things come together, a lot depends on who the people are, who the players are, what kind of condition the house is really in.

So if you're a seller and you've sold your house to a first time homebuyer they may be a little overaggressive about their request, but you still need to figure out "are these requests things I need to do to the house any way?" And if you're going to have to do them you probably should just go on and do them so you can keep the deal together.

If the are really minor little requests, which I would tell a buyer not to ask for the little things, but you're the seller and you're thinking, "why should I do that... it's a $100 item?" As soon as you make that one change, that buyer could change their mind and go "no, we're done, we're out of here." 

So be careful when you're in a home inspection negotiation that you try to put yourself in the other person's shoes for a bit. But you also look at the things that they requested and if they ask for something really simple, just do it. Because any change you make can create a voidable situation in that contract. And if you want to keep your house under contract, you should do it.
