In this current real estate market, I have been advising my clients to forgo a home inspection if they are able and comfortable doing so. Generally, it makes things easier and their offer much cleaner. It's important to weigh the advantages of both sides when deciding whether or not to forgo a home inspection:
 

Advantages of Getting a Home Inspection

  1. Uncover Hidden Issues: Home inspections can reveal problems that are not immediately apparent, such as structural issues, plumbing problems, or electrical hazards. This can help you avoid unexpected repairs and costs.

  2. Negotiation Leverage: If the inspection uncovers issues, you can negotiate with the seller to lower the price or request repairs before finalizing the purchase.

  3. Peace of Mind: Knowing the true condition of the property can provide peace of mind, ensuring you are making a well-informed investment.

  4. Safety Concerns: Inspections can identify potential safety hazards like faulty wiring, mold, or asbestos, which can be crucial for the health and safety of the occupants.

  5. Future Planning: Understanding the condition of major systems (roof, HVAC, plumbing) can help you plan for future maintenance and budget accordingly.
     

Advantages of Forgoing a Home Inspection

  1. Faster Closing Process: Skipping the inspection can expedite the closing process, which might be beneficial in competitive markets where speed is crucial.

  2. Cost Savings: Forgoing the inspection saves the upfront cost, which can be several hundred dollars.

  3. Attract Sellers in Competitive Markets: In a seller's market, waiving the inspection contingency can make your offer more attractive to sellers who prefer fewer potential delays or negotiations.

  4. Buyer Expertise: If the buyer has construction or real estate expertise, they might feel confident in assessing the property themselves.

  5. As-Is Purchase: When purchasing a property "as-is," especially in cases of foreclosures or auctions, the buyer might accept that the inspection won't change the terms of the sale.

  6. New Construction: Buyers might feel that new construction homes are less likely to have significant issues, especially if they come with builder warranties.

While forgoing a home inspection can offer certain advantages, it also carries significant risks. Most buyers find that the benefits of having a thorough inspection outweigh the potential drawbacks.
